We assess the property, the volume and type of contents, the labour involved, access, disposal requirements and whether anything has genuine resale, reuse or charitable value. From there, we can establish the true cost of completing the clearance properly and provide a clear quotation before any work begins

How We Assess Your Clearance

Scope of the Work

We establish exactly which rooms, garages, sheds or other areas need clearing and what needs to remain at the property.

Labour & Access

We consider how many team members will be required, how long the work is likely to take and any access, parking or loading considerations.

Waste & Disposal

We assess the volume and type of waste involved, including anything requiring specialist recycling or commercial disposal

Resale, Charity & Reuse

We identify items with genuine resale value and anything suitable for charitable donation or reuse rather than treating everything as waste.

On-Site Visit or WhatsApp Assessment

There are two straightforward ways for us to assess a property. We can arrange an on-site visit and walk through the clearance with you, or you can send us photographs through WhatsApp. For many customers, WhatsApp is the quickest and most convenient option. We normally ask for clear photographs of each room, along with any garages, sheds, lofts or outside areas that also need clearing. Having carried out house clearances since 2014, we can tell a great deal from good photographs and can often provide a fixed quotation very quickly without you having to wait for an appointment.

Can the Contents Reduce the Cost?

Once we know the true cost of carrying out the clearance, we look at the value within the property. Depending on what is there, one of three things will normally happen.

Contents Cover the Clearance Cost

Where there are enough saleable items to cover the cost of the work, we may be able to complete the clearance with no charge to the customer.

Contents Reduce the Clearance Cost

Where there is some resale value but not enough to cover the complete clearance, that value is taken into account and reduces the quotation.

Standard Paid Clearance

Where the property mainly contains waste or items with little resale value, we provide a clear fixed quotation based on the labour, transport and disposal required.

Arranging Your Clearance

Once you are happy with the quotation, we arrange a suitable date. Because we have an established team available, we can usually respond quickly and do not normally have long waiting times. Subject to diary availability, many standard house clearances can be arranged within the same week and sometimes even the following day.

Larger or more complex properties require more planning. A heavily cluttered or hoarded property, for example, may take several days or even a full week and requires considerably more logistical scheduling.

What Happens on Clearance Day

Once everything has been agreed, you do not need to remain at the property while we work. We will normally meet you at the property, reconfirm what is staying and what is being removed, and then allow our team to get on with the clearance.

We can contact you around one to two hours before completion if you need to return for the handover.

If you live away from the property, that is not a problem. Access can often be arranged through a key safe, estate agent, family member or representative, or keys can be provided to us in advance.

During the clearance, contents are separated between resale, charitable donation and reuse, recycling and the appropriate licensed waste streams. Since 2014, Noah’s Ark House Clearance has donated more than £100,000 worth of reusable items to charitable organisations.

Once the agreed work has been completed, we confirm that the property is ready for handover. An additional cleaning service can also be arranged where required.
